An owner's rep who isn't on site is missing things. That's the job. Most come up through vertical — buildings, interiors, finishes. My background is civil land development — earthwork, underground utilities, roads, concrete, and infrastructure — which is where the real money is made or lost on a subdivision or site development project.

With experience on both sides of the table, as a civil contractor and as the developer's representative, I understand exactly how projects get delayed, where budgets leak, and how to prevent both. I've managed 1,100+ lots across simultaneous projects and have the municipal relationships, subcontractor knowledge, and field instincts to know when a change order is legitimate — and when it isn't.

On vertical projects — multifamily, hospitality, office — the risk profile shifts to MEP coordination, schedule integration, and finishes. I've worked that side of the table too, managing the concrete package on a $300M+ luxury resort in Park City.

I focus on projects where the budget gets won or lost in the ground — where most owner's reps are weakest.

What is a fractional owner's representative? +

A fractional owner's representative provides the same on-site oversight and project management as a full-time owner's rep, but structured as a monthly retainer rather than a salaried hire. You get senior-level oversight — site visits, contractor management, change order review, budget tracking — without the cost of a full-time employee. For most developers running one or two active projects at a time, fractional is the more cost-effective model.

What does an owner's rep actually do on a construction project? +

An owner's rep sits on your side of the table — not the contractor's. On civil and land development projects, that means attending OAC meetings, reviewing and challenging pay applications, catching schedule slippage before it compounds, negotiating change orders, coordinating with municipalities and engineers, and giving you a weekly read on where the project actually stands. The job is to protect your budget and your timeline, and to be the person on site who knows when something's wrong before the GC tells you about it.

How is an owner's rep different from a general contractor? +

A GC builds the project. An owner's rep watches the GC build it — on your behalf. The GC's job is to complete the work within their contract. Your rep's job is to make sure that contract is being honored, that change orders are legitimate, that the schedule reflects reality, and that your interests are protected when they conflict with the contractor's. Most developers without a rep find out about problems when they're expensive. Most developers with one find out when they're manageable.

What types of projects does CattleDog work on? +

The core focus is horizontal civil work — subdivisions, site development, underground utilities, roads, earthwork, and infrastructure. That's where most owner's reps are weakest and where budget risk is highest. CattleDog also works on vertical projects with significant civil scope: build-to-rent, multifamily, industrial, self-storage, and senior living. If you're running a primarily vertical project — a podium tower, hotel renovation, or Class A office TI — there are better-fit reps for that work, and you'll hear that on the first call.

How much does an owner's representative cost in Colorado? +

CattleDog engagements run $4,000–$15,000 per month depending on project phase and required involvement. Pre-construction and entitlement work typically falls in the $4,000–$6,000 range. Active civil construction runs $7,000–$10,000. Peak construction with full trade coordination runs $10,000–$15,000. Day-rate and percentage-of-construction-cost structures are also available for spot oversight and full-service engagements. Every engagement starts with a scoping conversation — the first call is free and there's no obligation.

Do I need an owner's rep if I already have a project manager on staff? +

It depends on what your PM's background is. Most in-house project managers come up through vertical construction — interiors, finishes, MEP coordination. Civil work operates differently. The risk profile, the subcontractor dynamics, the pay application structure, and the change order patterns on a subdivision or site development project are different from what most vertical PMs manage daily. If your PM hasn't run civil work from the contractor side, a fractional civil-first rep can fill that gap without replacing anyone.

Where does CattleDog work? +

Front Range Colorado is home base — Denver, the metro, and the corridor north and south. That covers Jefferson, Douglas, Arapahoe, Adams, Weld, and Larimer counties without travel costs. Mountain West regional work — Utah, Wyoming, Montana, Arizona — is available with biweekly scheduled site visits, with travel billed at cost. National work is taken case by case. The one rule: CattleDog doesn't take engagements where showing up at the cadence the project needs isn't possible.

How do I know if my project is a good fit? +

The fastest way is a 20-minute call. CattleDog works best on projects where the budget gets won or lost before vertical work starts — subdivisions, BTR sites, industrial pads, site development. If your project is further along, already in distress, or primarily vertical, that conversation will tell you whether CattleDog is the right fit or whether a different kind of rep would serve you better. Either way, you leave the call with a clearer read on your project.
